Buying in a listed landscape

The terraces at Casa Luna are protected. That constraint is the reason the house is worth what it is.

Buying in a listed landscape

Roughly a third of the sites we look at in the Tramuntana carry landscape protection of some kind. Clients hear this as a problem. It is closer to a moat.

What the protection does

It fixes the footprint, caps the height, and in most cases prohibits any new terrace walls. The plan is therefore largely determined before an architect is appointed.

Why that supports value

Because the same rules apply to every neighbouring plot, permanently. The view from a protected terrace in twenty years will be the view today, which is not true of any unprotected coastline in the Mediterranean.
