The house that builds the houses

The house

The house that builds the houses

Domaine commissions and sells a small number of residences each year — never more than eight — from architects we have worked with long enough to argue with.

We are not a brokerage that photographs whatever comes to market. Every residence in the collection was commissioned by us, on land we bought, to a brief we wrote, and we carry it on our own balance sheet until it sells. That is an uncomfortable way to run a property business and it is the only way we know of guaranteeing that what is drawn is what gets built.

What we do not do

We do not take resale instructions on houses we did not commission. We do not run open days. We do not publish a residence until the structure is topped out, because a render of a hole in the ground is not information.

Where we work

California, the Balearics, the Aegean, Colorado and — since 2024 — London. We add a region when we find an architect there we want to work with, and not before.

How a Domaine residence happens

  1. 01

The site, four times in one day

Before anything is drawn we spend a full day on the land — dawn, mid-morning, late afternoon, dusk — and record where the light falls and where the wind comes from.

  2. 02

    One circulation move

Each house is organised around a single decision: the stair, the ramp, the courtyard you must cross. Everything else follows from it.

  3. 03

    Materials that continue

If a material appears outside it continues inside. Board-formed concrete, local stone, full-height glazing, and timber where hands land.

  4. 04

    Built by one contractor

A single builder holds the whole job. No package tendering, no coordination gaps at the junctions where quality is actually lost.

  5. 05

    Handed over furnished, or empty

Some owners want a house they can sleep in the first night. Others want a shell. Both are specified before ground is broken.
